How much stamp duty do I pay when buying property in Singapore?

Singapore property buyers pay Buyer's Stamp Duty (BSD) on the purchase, and may also pay Additional Buyer's Stamp Duty (ABSD) if they are a Singapore Permanent Resident, foreigner, entity, or buying a 2nd/3rd residential property as a Singapore Citizen. BSD is tiered (1% to 6% residential). ABSD is a flat rate depending on buyer profile and property count.

Is BSD or ABSD payable first?

Both are payable simultaneously, within 14 days of executing the OTP or S&P in Singapore (30 days overseas). In practice your conveyancing lawyer handles payment at e-Stamping.

How much stamp duty does a Singapore Citizen pay on a $1.5M property?

BSD = $44,600 (tiered 1%/2%/3%/4%). ABSD = $0 on the 1st property; $300,000 (20%) on the 2nd; $450,000 (30%) on the 3rd+. Total: $44,600 (1st), $344,600 (2nd), $494,600 (3rd+).

How much stamp duty does a foreigner pay on a $1.5M property?

BSD = $44,600 + ABSD at 60% = $900,000. Total = $944,600.

What about Free Trade Agreement nationals?

Citizens (and PRs in some cases) of countries with applicable FTAs — currently the United States, Iceland, Liechtenstein, Norway, and Switzerland — are treated as Singapore Citizens for ABSD purposes. They pay 0% ABSD on their 1st residential property in Singapore. Eligibility conditions apply.
