What is Gross Plot Ratio (GPR) in Singapore?▾
Gross Plot Ratio (GPR) is the ratio of permissible Gross Floor Area (GFA) to site area. It is specified in the URA Master Plan for every plot of land in Singapore. A site of 10,000 sqm with GPR 2.8 is permitted a GFA of 28,000 sqm (subject to other URA / BCA controls).
What's the difference between GFA and saleable area?▾
GFA is the total floor area within the perimeter walls of every storey, including common corridors, lift cores, M&E rooms, and other non-strata areas. Strata / saleable area excludes most common areas and is typically 70–85% of GFA depending on layout efficiency.
What GPRs are typical for residential property?▾
Landed residential: GPR not applicable (height in storeys). Low-rise condo (5 storey): GPR 1.4. Medium-rise condo: GPR 1.6 – 2.1. High-rise condo: GPR 2.8 – 3.5. City centre / commercial-with-residential: GPR 4.0 and above. Each plot's specific GPR is in the URA Master Plan.
Does this calculator include URA's GFA exemptions and bonuses?▾
No. The calculation here is the headline GPR × Site Area. URA grants exemptions (e.g. for car parking up to a cap, void decks, terraces, planter boxes) and bonus GFA (e.g. for community spaces, Green Mark, balcony incentives) which can change the actual permissible GFA. For a site-specific analysis, consult URA's Development Control Handbook or a qualified person.
