All content on this site is study material for the Singapore RES exam, summarised by a candidate from publicly available regulations and reference materials. Nothing here is professional, legal, tax, financial or real-estate advice. Do not rely on this site for any actual property transaction, regulatory filing, or business decision. For anything that matters, consult a qualified professional or the official Singapore agency (CEA, IRAS, HDB, URA, MAS, SLA, CPF Board).

3a. Calculators (Tools section)
The calculators under /tools/* (BSD, ABSD, SSD, total stamp duty, rental stamp duty, loan eligibility, mortgage, MOP countdown, property tax, rental yield, CPF accrued interest, GFA, Singapore districts) are estimation tools only. Outputs are computed client-side from publicly published rates and formulas at the indicated reference date. They are not tax filings, eligibility determinations, loan approvals, or professional valuations. Singapore tax rates, MAS stress-test rates, CPF rules, HDB MOP rules and URA plot ratios change without notice — always verify the current rate with the relevant authority (IRAS, HDB, MAS, CPF Board, URA) before any property, tax, or financial decision.
3b. Topic guides (Guides section)
The long-form guides under /guides/* (BSD, ABSD, HDB MOP, TDSR/MSR, CPF for housing, property tax, lease and tenancy, Estate Agents Act, etc.) are educational summaries of publicly available Singapore regulations. They reflect the site owner's reading of those regulations at the indicated review date and may be incomplete or out of date. They are not legal opinions, regulatory interpretations, CEA licensing advice, or compensation guidance. For a specific case, consult a qualified Singapore lawyer, a licensed estate agent / KEO, the issuing regulator, or a tax adviser.
4. Intellectual property & fair dealing
Notes on this site reference publicly available Singapore statutes, CEA syllabus identifiers, and government agency publications, with attribution where applicable. Where short excerpts of third-party material appear, they are used under the Singapore Copyright Act 2021, s.190 fair dealing for research and study, restricted to short quotations necessary for educational commentary on a non-commercial site.
All MCQ questions on this site are original, written from scratch by the site owner for educational purposes. No past CEA examination questions have been reproduced. Chinese annotations, where present, are short paraphrased summaries written by the site owner to aid recall — they are not literal translations of any third-party source material.

4a. Copyright complaint / takedown procedure

- The specific URL on this site containing the alleged infringement
- Identification of the copyrighted work claimed to be infringed
- Your contact information (name, email, organisation)
- A statement that you are the rights holder or authorised to act on their behalf
We aim to review and respond within 48 hours and to remove or replace disputed content promptly while the matter is resolved. Counter-notice from the original content author is also welcome.
5. Acceptable use
