How the calculator works

  • TDSR cap = 55% × gross monthly income − existing monthly debt obligations
  • MSR cap (HDB / EC only) = 30% × gross monthly income (mortgage only, no debt deduction)
  • Binding instalment = min(TDSR cap, MSR cap if applicable)
  • Max loan = binding instalment × [(1 − (1+r)−n) / r], with r = stress rate / 12 and n = tenure × 12
  • • Stress rate: 4.0% for private, 3.0% for HDB (medium-term interest rate per MAS)

Frequently asked questions

What is TDSR in Singapore?

Total Debt Servicing Ratio (TDSR) is a MAS rule that caps a borrower's total monthly debt obligations (across all loans — housing, car, credit card, student, etc.) at 55% of their gross monthly income. It applies to all residential property loans granted by banks since 16 December 2021 (lowered from 60%).

What is MSR and when does it apply?

Mortgage Servicing Ratio (MSR) caps the monthly mortgage instalment (housing loan only, not other debts) at 30% of gross monthly income. MSR applies only to HDB flats and Executive Condominiums (EC) purchased directly from a developer. For private property, only TDSR applies.

What stress-test interest rate does the calculator use?

Per MAS guidelines (effective 30 September 2022), the medium-term interest rate (used for stress-testing TDSR and MSR) is 4.0% for private residential property loans and 3.0% for HDB loans. Even if the actual loan rate is lower, banks must compute affordability at the medium-term rate.

Does this calculator include LTV (Loan-to-Value) limits?

No. This calculator estimates how much loan your income can support — it does not check LTV caps. For a buyer's first housing loan, LTV is up to 75% (bank) or 80% (HDB Concessionary). LTV drops to 45% for a second housing loan and 35% for the third or more. Age and tenure restrictions can also reduce LTV. The actual loan offered by a bank/HDB is the lower of (a) your TDSR/MSR-based capacity and (b) LTV × property price.

What if my income includes bonuses or rental income?

Under MAS guidelines, variable income (e.g. annual bonus, commission, freelance income, rental income) is haircut to 70% when computing TDSR/MSR. Use the gross monthly equivalent of haircut income for an accurate estimate.

What is the maximum loan tenure in Singapore?

Bank loan for private property: up to 30 years (35 years if extended). Bank loan for HDB: up to 25 years (30 years if extended). HDB Concessionary Loan: up to 25 years. If the loan tenure causes the borrower's age at the end of the loan to exceed 65, LTV is reduced.
