Enhanced CPF Housing Grant (EHG) — income-tiered

EHG is the flagship grant for first-timer households. Amount depends on average gross monthly household income over the 12 months before application:

Singles applying under the Singles Scheme receive half of the above amounts. Verify the current EHG schedule on HDB before applying.

Family Grant — for resale first-timers

  • $80,000 — SC + SC couple buying resale 2-room or larger
  • $50,000 — SC + SPR couple buying resale 2-room or larger
  • $40,000 — SC buyer with SPR family member under Non-Citizen Family Scheme
  • Income ceiling: $14,000/month gross household income
  • Cannot be claimed by Singles

Proximity Housing Grant — buy near parents

  • $30,000 — buy a flat to live with parents (or married child), or buy parents' existing flat
  • $20,000 — buy within 4 kilometres of parents/married child
  • Singles aged 35+ buying near parents: $15,000 (live with) or $10,000 (within 4km)
  • No income ceiling
  • The parent/child must be Singapore Citizen or PR
  • Must continue to live near (or with) parents for the duration of the MOP

Stacking grants — maximum amounts

First-timer SC + SC couple buying a resale flat 2-room or larger, with income at the lowest tier and living with parents:

  • EHG (Resale): up to $120,000
  • Family Grant: $80,000
  • Proximity Grant (live with): $30,000
  • Maximum stacked grants: $230,000

All grants are paid into the CPF Ordinary Account of buyers and used directly against the flat purchase. They do not need to be repaid on sale (unlike CPF withdrawn from your own OA, which must be refunded with accrued interest).

What HDB grants can I get in 2026?

First-timer households buying resale can stack: Enhanced CPF Housing Grant (EHG) up to $120,000, Family Grant up to $80,000, and Proximity Housing Grant up to $30,000. First-timers buying BTO get the EHG (up to $120,000) — Family and Proximity grants don't apply to BTO. Singles get half rates under the Singles Grant.

How much is the Enhanced CPF Housing Grant (EHG)?

EHG is tiered by household income. Full grant of $120,000 (resale) or $80,000 (BTO) applies when monthly household income is $1,500 or less. It tapers down as income rises, reaching $5,000 at $8,501–$9,000 income, with no EHG above $9,000. Singles applying alone receive half — max $60,000 (resale) or $40,000 (BTO). Income is averaged over the 12 months before grant application.

What is the Family Grant?

Family Grant is for first-timer households buying an HDB resale flat (not BTO). Amount: $80,000 for SC + SC couples buying 2-room or larger; $50,000 for SC + SPR couples. Half rates if buying a 1-room flat. Income ceiling: $14,000/mo household. Cannot be claimed by Singles.

What is the Proximity Housing Grant (PHG)?

PHG rewards buying near your parents or married child. $30,000 if you live with parents (or buy a flat in the same flat to live with them); $20,000 if buying within 4km of parents. No income ceiling. Available for resale only — not BTO. The relationship must be parent–child (in-laws count if your spouse's parents).

Can I stack all the grants?

First-timer couples buying resale can stack EHG + Family Grant + Proximity Grant — maximum combined: $120K + $80K + $30K = $230,000. Second-timers and Singles have separate (lower) limits. BTO buyers cannot get Family or Proximity Grants on top of EHG. All grants must be paid into the CPF Ordinary Account of buyers and used towards the flat purchase.
